Referral disclosure
Transparency about how BallerCribs, a brand of Casteel Group LLC (collectively, “BallerCribs,” “we,” “us,” or “our”), handles the buyer referrals it originates, and how referral fees will work once we are licensed. This section is a summary — see our Terms of Service and Privacy Policy for the full picture.
Current status
BallerCribs does not currently receive referral fees. We are in the process of obtaining a Texas real estate license through the Texas Real Estate Commission (TREC). Once licensed, buyer referrals will be handled through a licensed referral brokerage arrangement in compliance with TREC requirements. Until then, if a buyer submits an inquiry through the site, we may forward it to a licensed real estate agent in the relevant market as a courtesy — at no charge, and with no fee owed to us.
How referrals work
- When a buyer submits an inquiry through the site, we match them with a licensed partner agent in the relevant market.
- The partner agent follows up with the buyer directly.
- BallerCribs does not represent the buyer or the seller. All representation is provided by the licensed real estate professional.
Referral fees
- Once our licensing arrangement is active, a referral fee will be paid when a transaction closes with a buyer we introduced.
- Referral fees in the industry typically run 25%–35% of the buyer's agent's earned commission on the transaction, with the exact percentage agreed in writing in advance.
- Referral fees are paid between licensed brokerages: the partner agent's brokerage pays the licensed brokerage holding our referral license. Fees are never paid to BallerCribs or Casteel Group LLC directly.
- Buyers never pay referral fees. The fee comes out of the agent's commission, not the buyer's pocket.
- This disclosure is provided because most jurisdictions require referral relationships between real estate parties to be disclosed in writing. If you have questions about the specific disclosure rules in your state, ask your agent.
No guarantee of endorsement
A listing's presence on BallerCribs does not constitute endorsement of the property, the seller, or the listing agent. Editorial features are curated based on what we believe our audience will find interesting; paid featured placements are marketing services purchased by the listing agent or brokerage.
Featured placements vs. editorial coverage
Some listings and posts on the site are paid featured placements purchased by the listing agent or brokerage. These are marketing services — we receive payment in exchange for producing and distributing content about the listing. Editorial features, by contrast, are selected independently and are not paid for. Neither format changes how referrals or affiliate commissions work.
Paid content on social channels
BallerCribs also publishes paid partner content on its social channels (Instagram, Facebook, TikTok, YouTube Shorts, and others). Partner content is a paid placement and is identified in accordance with applicable law and the policies of each platform.
Affiliate disclosure
Affiliate links appear on rental pages and within some blog posts. When you book or purchase through one of these links, we may earn a commission at no extra cost to you. We only feature rentals we'd recommend regardless of compensation — partner relationships don't influence editorial selection.
